Warning Signs That Your Building Facade Needs Inspection

Building facades change over time. Some changes are minor, while others may indicate that closer inspection is needed.

Building Owners and Facility Managers do not need to diagnose every defect themselves, but they should know some of the warning signs that deserve attention.

1. New or Widening Cracks

A small surface crack does not automatically mean that there is a serious structural problem. However, a new crack, a crack that appears to be widening, or repeated cracking in the same area should not simply be ignored.

The location, width, pattern and surrounding condition can help determine whether further investigation is needed.

2. Concrete Spalling, Bulging or Loose Areas

Concrete deterioration may appear as cracks, bulging surfaces, loose pieces or areas where concrete has already broken away.

If deterioration continues, loose material may eventually become a falling-object hazard. Areas that appear unstable should be assessed rather than left until the next routine inspection.

3. Rust Staining or Corrosion

Rust stains may indicate corrosion of embedded or exposed metal components.

Corrosion can also contribute to surrounding concrete deterioration, particularly where water has been entering the affected area over time.

4. Deteriorated or Failed Sealant

Sealant around windows, facade joints and other interfaces can harden, crack, separate or lose adhesion as it ages.

Failed sealant may allow rainwater to enter through joints that were originally designed to remain sealed.

5. Repeated Water Seepage

Repeated water seepage around windows, walls or internal finishes is often a reason to investigate the external facade more closely.

The place where water appears inside the building is not necessarily the exact point where rainwater is entering from outside. Water can travel along joints, gaps or building materials before becoming visible internally.

6. Loose or Damaged Facade Elements

Loose panels, damaged cladding, cracked finishes, displaced components or other visibly unstable facade elements should receive attention.

Seeing one of these conditions does not automatically mean that major repair is required. The first step is to understand the actual condition and extent of the defect.

Where the affected area cannot be properly viewed from ground level, close-range access and photographic documentation can provide a clearer understanding of the condition.

建筑外墙需要检查的常见警告迹象

建筑外墙会随着时间发生变化。有些变化很轻微,有些则可能代表需要进一步检查。

Building Owner 和 Facility Manager 不需要自己判断每一个缺陷的专业原因,但是应该认识一些值得注意的警告迹象。

1. 新出现或者扩大的裂缝

细小的表面裂缝并不自动代表严重结构问题。但是,如果裂缝是新出现的、明显扩大,或者同一个位置反复出现裂缝,就不应该简单忽略。

裂缝的位置、宽度、形状以及周围状况,都可以帮助判断是否需要进一步调查。

2. 混凝土剥落、鼓起或者松动

混凝土劣化可能表现为裂缝、表面鼓起、松动,或者已经有部分混凝土脱落。

如果情况继续恶化,松动材料最后可能成为 falling-object hazard。看起来不稳定的位置应该进行评估,而不是一直等到下一次例行检查。

3. 锈迹或者腐蚀

外墙出现锈迹,可能表示内部或者外露的金属构件已经开始腐蚀。

如果水分长期进入有关位置,腐蚀也可能进一步影响周围混凝土。

4. 老化或者失效的 Sealant

窗户周围、外墙接缝以及不同材料连接位置的 sealant,会随着时间变硬、开裂、分离或者失去黏附力。

Sealant 失效以后,雨水可能从原本应该密封的接缝进入建筑物。

5. 反复发生的渗水

如果窗户、墙面或者室内装修位置反复出现渗水,通常值得进一步检查外墙。

室内看到水的位置,并不一定就是外墙真正进水的位置。

雨水可能沿着接缝、空隙或者建筑材料移动一段距离以后,才在室内显现出来。

6. 松动或者损坏的外墙构件

松动的 panel、损坏的 cladding、开裂的 finishing、移位的构件或者其他看起来不稳定的 facade element,都应该受到注意。

看到其中一种情况,并不自动代表一定需要大型维修。第一步应该是了解缺陷的实际状况和范围。

如果有关位置无法从地面清楚观察,可以通过 close-range access 和照片记录,更准确地了解现场情况。
